How to compare two bank offers properly
Ignore the headline rate for a moment and compare three numbers instead: the total interest over the full tenure, the processing fee, and the prepayment terms. A bank quoting 0.25% more but charging no processing fee and allowing free part-prepayment can be the cheaper choice over a 20-year loan.
Then check what the rate is linked to. A repo-linked loan moves when the RBI moves; a fixed-rate loan does not. In a falling-rate cycle the repo-linked product wins, and in a rising one the fixed rate protects you — but only for as long as the fixed period lasts.
